You would always choose an experienced expert to conduct serious medical operations, yet sometimes the general public are quite happy to instruct novices to sell their property with little experience in the industry.

Buying a house (and selling one) needs to be analogous with heart surgery.

You need someone with expertise, experience and qualifications.

So what should be your first 10 steps in buying a property?

  1. Go online, bookmark and save properties from portals and estate agency websites and keep an eye on time on the market, changes in asking price and switch of estate agents. These can give you great insights as a buyer.
  2. Get your finances sorted out. Find an IFA or mortgage provider who will assess affordability and find the best deal to provide an Agreement in Principle.
  3. Portal power play. The big portals, Zoopla, Prime Location and Rightmove, allow you to register for property alerts within set locations, along with other criteria like price, number of bedrooms. Drop your data into portals and you’ll know when that dream property is launched.
  4. Use social media. At Power Bespoke, we have active and engaging social media accounts and we do find buyers on Twitter, Facebook etc as they see a new listing in their social feeds, comment, like or share and viewings are arranged. As a buyer, get in the habit of liking and following estate agents’ Instagram, Facebook, Twitter feeds, so you’re the first to see.
  5. Do a Google search for estate agencies in your area and register your details with them. At Power Bespoke, we have an extensive database of qualified buyers and they are alerted when a new property is listed. You should do the same with agents based in the area you want to live.
  6. Use a buyers’ agent. This is a service that is standard practice in the USA, but guess what? Not here.   7. Professional services. As well as having a wide database of buyers and sellers, we have a growing portfolio of tried, tested and trusted contacts – mortgage providers, surveyors, builders and removal firms – whose values chime with ours. You need to get professional services sorted out as part of buying a property.
  8. You have everything in place – now for the best bit of house buying – drawing up a shortlist. Once you have a list, you can then arrange viewings for these and decide which is the perfect property for you.
  9. See point 6. We can’t emphasise this enough – if a property is priced accurately at the outset, it will sell. You have to able to make tangible and realistic offers that have a good chance of being accepted. More importantly, perhaps. Is making an offer that will align with a mortgage company’s valuation. If a property is overvalued to get the listing by an estate agency under pressure of targets, that house may have a £100,000 price hike added to it. Don’t be naive – do your research and find out what the real valuation should be. We can help you.
  10. Exchange and completion. The legal bit where contracts are exchanged and completion takes place. The end of the journey if you like. Use a professional and reputable conveyancing team can make exchange of contracts and completion more secure.
